Everything you need to know about off-market real estate in Canada.
OffMarketMatch is a Canadian platform that connects property sellers and buyers privately — without listing on MLS or going through a traditional real estate agent. Sellers control their timeline and price. Buyers get access to properties before they ever hit the public market.
Anyone involved in Canadian real estate: homeowners who want to sell privately, buyers looking for off-market deals, investors seeking properties before they're publicly listed, and wholesalers managing deal pipelines. We support all 13 provinces and territories.
Yes — completely legal in every province and territory. There is no law requiring you to use a realtor. The only professional legally required is a real estate lawyer (or notary in Quebec) who handles the title transfer and closing. OffMarketMatch handles the marketplace and deal management layer; your lawyer handles the legal close.
Create a free account, choose your role (buyer, seller, investor, or wholesaler), and verify your identity. Sellers can list privately right away. Buyers can browse listings, set up a buy box, and get AI-matched to properties that fit their criteria.
Basic listing browsing is free. Protected details and new seller conversations require verified email, identity, and eligible access. During a complimentary launch, eligible buyers receive access at no charge; otherwise a Buyer Access Pass or paid professional membership provides it. Private listings still require a valid match.
Browse the marketplace to see all available listings. Filter by province, city, property type, price, and more. Set up a Buy Box to describe exactly what you're looking for, and our AI will automatically match you the moment a new listing appears that fits.
A Buy Box is your saved search criteria — property type, location, price range, size, and any other preferences. Once set, the platform monitors new listings 24/7 and alerts you immediately when a match appears. It's like having a personal property scout running in the background.
With verified email, identity, and eligible buyer access, you can view protected details and start secure seller conversations. Private listings still require a valid match. Existing conversations and deal rooms remain available.
A verified buyer has completed identity verification and confirmed their email. Protected details and new conversations also require eligible buyer access; private listings still require a valid match.
Once connected with a seller, you use the Deal Room — a private workspace for both parties to share documents, exchange messages, and track the deal. OffMarketMatch provides template legal documents; your lawyer finalizes and closes everything.
Privacy, control over your timeline, and avoiding a percentage-of-sale fee charged by this platform. Your listing is not syndicated to MLS or public listing sites. Any compensation to a buyer's representative is separately negotiated between the parties, not a platform commission or automatic charge. Your lawyer handles the closing.
Buyers browse OffMarketMatch listing previews and filter by location, property type and budget. Search Profiles match listings to buyers' criteria. Email and identity verification are required before buyers can access protected details or start seller conversations; Private listings also require a valid match. This is OffMarketMatch's buyer network, not MLS syndication: we do not distribute listings to MLS, Realtor.ca or Zillow, and we do not guarantee views, inquiries or offers. You can sell for sale by owner (FSBO) and arrange legal closing with your own lawyer.
OffMarketMatch does not charge a percentage-of-sale commission. A buyer may have their own representation, and any compensation to a buyer's representative is separate from our platform fees and must be discussed and agreed by the parties; it is not automatically owed or included in a universal rate. Ask your lawyer to review any proposed terms before you sign.
Investor & Wholesaler subscriptions include up to 10 active published property listings at a time; a sold or expired listing frees a slot. Professional Team includes unlimited active published listings shared across the team. Existing paid members keep their current listing access during migration, with no automatic removal or charge. A standalone Property Listing costs CA$99 for 60 days, CA$149 for 90 days, or CA$199 for 120 days per property, before tax; the non-renewing term starts after approval and publication. Checkout availability is confirmed in the listing flow. OffMarketMatch does not charge a percentage-of-sale fee; any compensation to a buyer's representative is separately negotiated.
All buyers who can message you or view your full address have completed identity verification. You can see their verification status, role, and any ratings before engaging. The Deal Room also requires both parties to sign an NDA (NCNDA) before sensitive documents are shared.
Yes — Canadian law requires a real estate lawyer to complete any property transfer. OffMarketMatch handles the introduction, negotiation, and document prep phase. Your lawyer handles the actual closing. We can help connect you with a real estate lawyer in your province if needed.
The deal moves into the Deal Room where both parties share documents securely, sign the purchase agreement, and track conditions (financing, inspection, etc.). Once conditions are met, your lawyer takes over to complete the title transfer.
Identity verification protects all parties from fraud, impersonation, and title theft. Verified email and identity are required for eligible buyers to access protected details or start seller conversations; private listings also require a valid match.
We use Plaid Identity Verification — a secure KYC process from the same provider used by major financial institutions. You upload a government-issued photo ID and complete a quick liveness check. It takes about 3 minutes. Your data is encrypted and never stored on our servers.
Yes. Your data is encrypted in transit and at rest. Identity verification is handled entirely by Plaid — we never see or store your raw ID documents. See our Privacy Policy for full details.
A Non-Circumvention, Non-Disclosure Agreement. Before sensitive property details or financial information are shared in a Deal Room, both buyer and seller sign this agreement. It legally prevents either party from cutting a direct deal outside the platform and protects all confidential information shared during negotiations.
We provide template versions of the most common Canadian real estate transaction documents: NCNDA, Letter of Intent, Purchase and Sale Agreement, Assignment Contract, and more. All templates are drafted for Canadian law. Always have your lawyer review before signing.
Yes — our document generator produces province-appropriate templates based on the property location. Real estate law varies by province (Ontario, BC, Alberta, Quebec, etc.) and the documents reflect those differences.
Yes — that's what it's designed for. You still need a real estate lawyer to close the deal (that's a legal requirement, not a platform one). Think of us as the marketplace and deal management layer that a realtor would otherwise handle.
When you upload a document, we generate a SHA-256 hash — a unique digital fingerprint. If anyone tampers with the document later, the fingerprint changes and the tampering is detected. This gives both parties a tamper-evident audit trail for all deal documents.
New subscriptions are Investor & Wholesaler or Professional Team. Current Canadian-dollar prices for monthly and prepaid terms are shown on the Membership page before checkout. The selected term is billed upfront; paid subscriptions do not include a free trial. Professional Team includes three seats total, including the team lead.
No. VIP60 and the old Pro, Elite, and Operator prices are legacy terms for eligible existing accounts, not offers for new signups. Some eligible accounts may use VIP36 for 36 days of free access without a payment method; it does not create or automatically start a paid subscription.
Paid subscriptions have no free trial and begin billing for the selected term at checkout. If your account is eligible for VIP36, it provides 36 days of free access without a payment method and does not automatically convert to a paid subscription. Basic browsing remains free.
Subscription charges are non-refundable except where applicable law requires otherwise. Review the Terms of Service for details.
You can cancel a recurring membership before its next renewal. Cancellation stops future renewals; your paid access remains active through the end of the current term. Subscription charges are non-refundable except where applicable law requires otherwise. See the Terms of Service for the full cancellation terms.

Deal Hunter (scans listings automatically against your buy box), Document Reviewer (analyses contracts and flags risks), AI Negotiator (helps you structure offers), CMA Report (AI-powered comparative market analysis for any Canadian address), and an AI Assistant that answers questions about the platform and Canadian real estate.
Our CMA tool uses live market data, recent comparable sales, and AI analysis. Accuracy varies by market — urban centres with more transaction data tend to be more precise. Always treat AI valuations as a starting point for negotiation, not a certified appraisal.
No. The AI tools help you understand your deal, review documents, and make more informed decisions — but they don't provide legal advice and don't replace professional counsel. For any transaction, you still need a real estate lawyer.
The Deal Hunter is an AI agent that runs in the background, continuously scanning the marketplace against your buy box. When a strong match appears, it surfaces it to your dashboard with a match score and deal summary so you can act immediately. It runs automatically every 6 hours.
By default, your listing is visible to verified platform members only. Full details including your address are only shown to buyers who have completed identity verification and have a sufficient match score. You control visibility settings from your listing dashboard.
Yes — that's one of the core reasons people use off-market platforms. Your property never appears on MLS, Realtor.ca, or Zillow. Only members of OffMarketMatch can see it, and only verified buyers can access full details.
We collect only the personal information required to facilitate transactions, store it encrypted, retain it for the required period (7 years for tax and record-keeping purposes), and allow you to request deletion of your account and data at any time. See our Privacy Policy for full details.
Your profile and personal data are removed from the platform. Transaction records are retained for 7 years in line with Canadian tax and record-keeping requirements (such as CRA rules). You can request a full data export before deletion.
