What 5% Actually Costs You

Selling with an agent vs. selling direct on a $900,000 home

"5%" sounds small until you see it as a dollar figure. On the average Canadian sale, the commission cheque rivals a year of your salary. Here's where every dollar goes — and where it goes when you sell direct:

Line itemListing with an AgentDirect via Off Market Match
Listing-side commission~$22,500$0
Buyer-side commission (you usually pay it)~$22,500$0
HST on commissions~$5,850$0

Numbers based on common 2.5% / 2.5% commission split + 13% HST. Actual figures vary by province, price, and brokerage agreement. The structural point holds: agents are an optional expense, lawyers are not.

1
Sign Up & Choose Your Plan
Choose a listing term or professional plan

Create a seller account to list your property. You can choose a fixed-term, one-time listing purchase without a subscription, or compare professional plans if you need their included tools. Prices are displayed before purchase and are not charged at closing.

How to Get Started

  • • Go to the registration page and create your account
  • • Compare current CAD listing terms and professional plans on the Membership page
  • • Pay for a selected listing upfront when checkout is available; its term starts on approval
  • • Complete your seller profile with property details

Listing Tools and Optional Purchases

  • • Full listing tools with photos, videos & virtual tours
  • • Self-service agreements (separately priced)
  • • AI-powered comparable market analysis
  • • CMA reports (separately priced)
  • • Direct messaging with qualified buyers
  • • Deal tracking and offer management
2
Research Your Property's Market Value
Price it right from the start

Pricing is the most important decision you'll make as a seller. Price too high and your property sits unsold. Price too low and you leave money on the table. The good news: you have access to the same valuation tools the professionals use — and they're right here on this platform.

How to Determine Your Price

  • • Use our AI CMA tool for an instant estimate
  • • Research recent sales of similar homes in your area
  • • Check municipal property assessments (MPAC in Ontario)
  • • Compare active listings for similar properties nearby
  • • Consider hiring a certified appraiser ($300–$500)
  • • Factor in any upgrades or renovations you've done

Pricing Mistakes to Avoid

  • • Don't price based on what you "need" — price based on market data
  • • Don't add renovation costs dollar-for-dollar to your price
  • • Don't ignore seasonal market trends (spring/fall tend to be stronger)
  • • Don't compare to listings — compare to actual sold prices
  • • Don't inflate price planning to "negotiate down" — it deters buyers
  • • Don't forget to account for your savings on commission

Your Commission Savings Advantage

Since you're not paying 5–6% in realtor commissions, you can price your property more competitively while still netting more money. This is a huge advantage over MLS listings.

MLS Listing at $800K

After 5% commission: You keep $760,000

Off Market Match at $780K

No commissions: You keep the full $780,000

$20,000 more + buyer saves too!

3
Prepare Your Property for Sale
First impressions matter — make yours count

You don't need a staging company to prepare your home. A clean, well-presented property sells itself. Focus on the basics that make buyers feel at home.

Preparation Checklist

  • • Deep clean every room, including windows and baseboards
  • • Declutter — remove personal items and excess furniture
  • • Fix minor issues: leaky faucets, squeaky doors, chipped paint
  • • Touch up paint in high-traffic areas
  • • Improve curb appeal: mow lawn, trim hedges, plant flowers
  • • Clean or replace old caulking in kitchens and bathrooms
  • • Ensure all lights work — replace burnt bulbs
  • • Consider a fresh coat of neutral paint throughout

Taking Great Photos

  • • Shoot during daylight with curtains/blinds open
  • • Use landscape orientation for most shots
  • • Photograph every room from the doorway (shows full space)
  • • Include exterior shots from multiple angles
  • • Highlight special features (fireplace, yard, views, upgrades)
  • • Take 15–25 photos minimum for your listing
  • • Consider our Virtual Staging tool for empty rooms
  • • Smartphone cameras are fine — good lighting matters more

Adding a 3D Virtual Tour (Optional but Recommended)

Virtual tours let buyers explore your property from anywhere, which means more serious inquiries. No special equipment needed — just your smartphone. When creating your listing, you'll see a field to paste your tour link. Here are the free services you can use:

  • Matterport Capture (Free App) — Download the Matterport Capture app on your iPhone or Android. Walk through each room and it creates a full 3D walkthrough. Copy your tour's share link and paste it into your listing.
  • Zillow 3D Home (Free App) — Download the Zillow 3D Home app. Take panoramic photos of each room and it stitches them into an interactive tour. Copy the share link and paste it into your listing.
  • iGuide — If you already have an iGuide tour from a previous listing, paste the share link directly.
  • YouTube (Free) — Simply record a video walkthrough on your phone, upload it to YouTube, and paste the video link. This is the easiest option.
  • Vimeo (Free) — Upload your walkthrough video to Vimeo and paste the link.

Listings with virtual tours receive significantly more views and inquiries. Even a simple phone video walkthrough on YouTube makes a big difference.

4
Create Your Listing on Off Market Match
Reach qualified buyers directly

Creating your listing is straightforward. Write a compelling description that highlights what makes your property special — you know your home better than any agent ever could. Include all the details buyers care about.

What to Include in Your Listing

  • • Property type, size (square footage), and lot size
  • • Number of bedrooms, bathrooms, and parking spaces
  • • Age of the home and major systems (roof, furnace, AC)
  • • Recent renovations or upgrades with dates
  • • Monthly costs (property tax, utilities, condo fees if applicable)
  • • Neighbourhood highlights (schools, transit, parks, shopping)
  • • What you love about living there (your personal touch)

Writing a Great Description

  • • Lead with the most compelling feature
  • • Be honest and specific — buyers appreciate transparency
  • • Mention the neighbourhood lifestyle, not just the house
  • • Highlight energy-efficient features (new windows, insulation)
  • • Include proximity to transit, highways, and amenities
  • • Avoid clichés like "must see" — describe why instead
  • • Mention your reason for selling if it builds confidence
5
Screen Potential Buyers
Protect your time — work with serious buyers only

One advantage of selling directly is that you control who visits your home. Screen buyers upfront so you're only spending time with qualified, serious candidates — not tire-kickers.

Qualifying Questions to Ask

  • • Are you pre-approved for a mortgage? At what amount?
  • • What is your timeline for purchasing?
  • • Have you sold your current home (if applicable)?
  • • Are you working with a realtor? (If yes, explain your direct sale process)
  • • What specifically interests you about this property?
  • • How will you be financing the purchase?

Protecting Yourself

  • • Request proof of pre-approval before scheduling viewings
  • • Use our platform's messaging — it creates a record
  • • Our Deal Protection system includes NCNDA agreements
  • • Never share sensitive financial details with unverified buyers
  • • Request identity verification through our platform
  • • Keep valuables secured during property showings
6
Handle Property Showings
You know your home better than any agent

Showing your own home is easier than you think — and more effective. Realtors often breeze through in 15 minutes reading off a sheet. You can share the real story: why you chose the neighbourhood, what upgrades you've made, and what it's like to live there. That personal knowledge sells homes.

Showing Tips

  • • Schedule showings during daylight hours when possible
  • • Open blinds and turn on lights — bright homes feel bigger
  • • Let buyers explore at their own pace
  • • Point out features they might miss (storage, new appliances, etc.)
  • • Be honest about any known issues — it builds trust
  • • Have utility bills and property tax info ready
  • • Keep pets away during showings if possible
  • • Prepare a one-page property info sheet to hand out

What Buyers Really Want to Know

  • • What are the neighbours like?
  • • How are the schools in the area?
  • • What are the monthly costs to run the home?
  • • Are there any upcoming developments nearby?
  • • What improvements have you made?
  • • Why are you selling?
  • • How old are the roof, furnace, and major systems?
  • • Is there anything you'd disclose about the property?
7
Review Offers & Negotiate
No pressure from agents — decide on your terms

When offers come in, you review them directly — no agent pressuring you to accept quickly or steering you toward a deal that benefits their commission. Our platform supports offer tracking, counter-offers, and version history so you can negotiate with confidence.

Evaluating Offers

  • • Price isn't everything — consider the full package
  • • Check the buyer's financing (cash vs. mortgage, pre-approval amount)
  • • Review conditions: fewer conditions = stronger offer
  • • Consider the proposed closing date — does it work for you?
  • • Look at the deposit amount — larger deposits show commitment
  • • Evaluate what's included/excluded from the sale

Negotiation Tips for Sellers

  • • Don't accept the first offer immediately — review it carefully
  • • Counter-offer if the price is close but not quite right
  • • Be flexible on closing dates if the price is strong
  • • Multiple offers? Let buyers know (without disclosing details)
  • • Keep emotions out of it — this is a business transaction
  • • Have your lawyer review the offer before you sign

Your Options When You Receive an Offer

Accept

Sign back the offer as-is. The deal moves forward to conditions.

Counter

Change the price, conditions, or terms and send it back.

Reject

Decline the offer. You're under no obligation to counter.

Close with a Real Estate Lawyer
The only professional you actually need

Once you've accepted an offer and conditions are met, your lawyer handles everything else. They prepare the closing documents, manage the fund transfer, and ensure the title is properly transferred. This is the same process whether you use a realtor or not — the lawyer does the real work either way.

What Your Lawyer Handles

  • • Prepares the deed and transfer documents
  • • Reviews the purchase agreement for your protection
  • • Handles property tax and utility adjustments
  • • Manages the mortgage discharge (if applicable)
  • • Receives funds from the buyer's lawyer
  • • Transfers the title to the new owner
  • • Distributes proceeds to you after closing

Before Closing Day

  • • Gather all keys, garage remotes, and access codes
  • • Complete any agreed-upon repairs
  • • Cancel or transfer utilities and home insurance
  • • Remove all personal belongings unless otherwise agreed
  • • Leave the home in clean, broom-swept condition
  • • Leave appliance manuals and warranty documents
  • • Sign closing documents with your lawyer

What You'll Net From the Sale

Your lawyer will prepare a statement of adjustments showing exactly what you'll receive:

You Receive:

  • • Sale price minus mortgage payoff
  • • Plus prepaid property tax credit
  • • Plus any utility prepayments

Costs Deducted:

  • • Legal fees (~$1,000–$2,000)
  • • Mortgage discharge fee (if applicable)
  • • $0 in platform commissions — any selected listing or subscription is charged separately from closing
9
Canadian Seller Disclosure Requirements
Know your legal obligations

As a seller in Canada, you have a legal obligation to disclose known material defects — issues that could affect a buyer's decision to purchase or the price they'd pay. Being upfront protects you from legal liability down the road.

What You Must Disclose

  • • Known structural issues or foundation problems
  • • Water damage or flooding history
  • • Mould, asbestos, or environmental hazards
  • • Pest infestations (past or current)
  • • Issues with major systems (plumbing, electrical, HVAC)
  • • Boundary or property line disputes
  • • Planned neighbourhood developments or zoning changes
  • • Any insurance claims made on the property

Disclosure Tips

  • • When in doubt, disclose — it's better to over-share than hide
  • • Keep records of any repairs you've made for disclosed issues
  • • Disclosure requirements vary by province — check yours
  • • Our legal document templates include disclosure forms
  • • Your lawyer can help you prepare proper disclosures
  • • Honest disclosure often builds buyer confidence
